How to avoid three home selling mistake!

It’s not hard to make home-selling mistakes. After all, selling a home isn’t something you do every day. So, learn from others’ mistakes. Take a look at three of the biggies we see in our real estate practice.

1. Don’t disregard the value of curb appeal
Curb appeal does add perceived value to the home. It determines how quickly the home sells as well. If your landscaping can use a makeover, go online for inspiration. HGTV.com offers amazing before and after photos and we can always rely on Pinterest for inspirational photos. Go to pinterest.com and enter “curb appeal” in the search box.

2. Don’t make expensive improvements for the wrong reason
Naturally, you’ll want to make the repairs necessary to get top dollar for your home. The big mistake is homeowners who feel they need to make expensive cosmetic upgrades to justify a higher selling price. Necessary repair work is okay but doesn’t do extensive improvement, so it will be hard to justify the price.

3. Declutter and keep it clean
Make sure you declutter your home so the buyer can imagine the new place. Less is more. Keep it clean. Clean houses sell faster and for more money than dirty ones. Buyers like houses that have been well cared for and a clean house looks like a maintained house. They also place a higher value on houses that appear to be ready to move right into. Nobody wants to have to clean a house before settling in. Some sellers think they’ll get around this chore by offering to have the house professionally cleaned before moving out. There’s no value added in that plan. The time to clean is before it hits the market.
